It is a legal requirement to have a valid Energy Performance Certificate in order to market your property for sale or rent which applies to both residential and commercial properties. It is now also a requirement to have a valid EPC if your property already has existing tenants in place. If you are looking to remortgage a property then the majority of lenders will request you have an EPC carried out on the property. Under the Minimum Energy Efficiency Standards (MMES) introduced in April 2018, all privately owned properties must have an EPC rating of at least “E” before they can be legally sold or let. There are a few exceptions — for example, listed buildings — but the legislation applies to the vast majority of residential and commercial buildings. Failure to comply will result in fines ranging from £5,000 to £150,000 (the higher rate is reserved for non-domestic property owners). An EPC energy assessor will need to visit your property to conduct an energy survey. The assessor will need to access all rooms, including any lofts or extensions. They will also be required to inspect your heating systems and controls, take measurements and take photographs of all key data included in the survey. An Energy Performance Certificate (EPC) is a document that sets out the assessed energy efficiency and potential CO2 emissions for a property. The property is rated on a scale from A to G with A being excellent and G a disaster. Very, very few houses achieve an A-rating and most tend to be D or above. Those languishing in the E, F or G brackets need to be encouraged to take immediate action. The EPC for a property can be transferred if the property is sold; however, any registered exemptions will not be transferred and will cease to apply once the property is sold. An EPC assessor will provide you with a thorough and detailed analysis of the building’s energy efficiency, which will result in a final energy efficiency rating from A to G, G being the least efficient and A the most. A separate report will list the different ways the energy efficiency of the property can be improved. For rental properties, the energy rating can help rent out your property. They indicate to a prospective buyer or tenant how energy efficient your home is. It should also provide information that may help to reduce the running cost of the property. An EPC certificate will show the date the property was assessed in the top left corner. Make sure you check this date so you know how up-to-date the information is. Research around epc commercial property remains patchy at times. Part of the EPC process is an accredited assessor’s carrying out of Standard Assessment Procedure (SAP) calculations to help formulate the final EPC rating for the property. An Energy Performance Certificate is legally required to be obtained prior to the sale or letting of a property in England and Wales. Energy assessors must act in an independent manner and for ensuring the EPC is lodged on the central non-domestic EPC register. Accreditation schemes must make adequate provision to ensure that the energy assessment is carried out in an independent manner. Energy assessors must declare whether there is a conflict of interest in them undertaking an assessment. If you’re renting or selling your premises, an existing EPC can be used where this is still valid. Otherwise a new EPC must be obtained. You can be fined up to £1,000 if you don’t make an EPC available to any prospective buyer or tenant. You should never be charged for an EPC whether you are looking to buy or rent. It should be presented to you for free by the seller or landlord (or their agent). You can have an EPC commissioned for your personal use, to help mitigate energy use, but you will have to pay for it. They can range from around £35 to £120 but shop around to get a few quotes. Only a fully accredited domestic energy assessor may carry out the relevant checks that allow an EPC to be issued. If the building is new, an on construction domestic assessor must complete the check and issue the EPC. When looking for someone to carry one out, it its vital to check that they are members of a government approved accreditation scheme. A service such as a mees is an invaluable asset in the heady world of business. It’s been the law since 2008 that a property must have an EPC if it’s being advertised to buy or let. Under the current law, you can’t sell or rent your home unless you can give potential buyers and tenants an up-to-date Energy Performance Certificate. If you are considering buying a property, ask the selling agent for a copy of the Energy Performance Certificate. Since it’s required by law, they should be able to send one over immediately. However, if the estate agent is slow in getting back to you, or you want to find out in a hurry, you can check the EPC register. This is the Governments database of all EPC’s that have been issued for properties. All you need is a postcode and a house number and you can get the latest EPC for free. A Non-Domestic EPC shows the energy rating of a building. It indicates the energy efficiency of the building fabric and the heating, ventilation, cooling and lighting systems. The rating is compared with two benchmarks, one appropriate for new buildings and one appropriate for a similar existing building. Buildings are responsible for almost 50 per cent of the UK’s energy consumption and carbon emissions. That’s almost twice that of cars and planes. From 1 April 2023, if a property has an EPC certificate with a rating of F or G, it will be illegal for the landlord to let or continue to let that property unless a specific exemption applies. A property may be exempt where the landlord has already made all the relevant energy efficiency improvements, or where there aren’t any that can be made. Some properties are exempt because the tenancy is either too short (less than six months) or too long (more than 99 years) to be caught by MEES.
